A retractable roof is usually described as a roof that opens. It is more accurately a set of heavy rail-mounted vehicles that happen to carry a weatherproof deck.
The moving parts are the expensive parts
Roof panels ride on bogies running along rails supported by trusses that must carry the moving load anywhere along their length.
Those support trusses are sized for the roof in motion, not just at rest, which makes them substantially heavier than a fixed roof would need.
Drives, either rack systems or cable winches, then have to move that mass smoothly and stop it precisely at both ends of travel.
Two halves must stay synchronized
Most systems move panels from opposite sides toward a meeting point, and both sides have to arrive together to seal correctly.
Control systems monitor position continuously and adjust drive speed, because a panel running slightly ahead binds against the structure.
Wind loads make this harder, since a partially open roof presents an asymmetric surface and the load changes throughout the movement.
Sealing an opening joint
A roof that opens has a permanent joint down its middle, and that joint has to be watertight when closed while tolerating movement and thermal expansion.
Compression seals and overlapping panels do the work, and both wear because they are engaged and released every cycle.
Leaks in retractable roofs are almost always at the moving joints or the edges where panels meet fixed structure, rather than through the panels themselves.
Operating rules constrain when it moves
Every system has a wind speed above which movement is not permitted, and that limit is usually well below what the closed roof can withstand.
Ice and snow add their own restriction, since accumulated load on a panel changes what the drives are moving.
Which is why roofs are frequently closed hours before an event and left closed. The decision is made against a forecast rather than against conditions at kickoff.
What the building gains
The value is schedule certainty. A venue with a roof can sell events without weather risk, which changes what promoters will pay to book it.
The cost is a permanent maintenance obligation for machinery that must work reliably on the specific days it is needed.
And the natural grass problem does not go away, because a roof that closes for events still shades the field whenever it is shut.
